About 15 residents of Elm Street Plantation turned out at the Troy City Planning commission meeting Thursday to protest the subdivision of a six-acre lot there.

The commission unanimously voted to table Grady Reeves’ request to subdivide his lot at 125 Mallard Drive into two three-acre parcels.

Commission member Jim Roling made the motion to table the request until the body’s next meeting. He said property owners needed to work it out among themselves.

"Grady, they are going to be your neighbors if you move out there," he said.

Reeves applied to replat lot 3 of the subdivision because he wants to recoup some of his $48,050 investment in buying and improving the property.

"I don’t see how subdividing it would lower the property values," Reeves said. "If my lot were divided in half, it would still be larger than two-thirds of the lots in the subdivision."

Ron Pierce, who lives at 126 Mallard Drive, presented the commission with a petition of 27 signatures and asked them not to approve Reeves’ request.

"We ask you to uphold the restrictions because we bought lots in Elm Street Plantation with the understanding that they would stay as they are," Pierce said.

In other business, the commission approved Sam Brown’s request to annex 20.16 acres along Enzor Road north of State Highway 87 into the city limits.

"Allowing the area to come under the city schools system would be a selling point," Brown said.

The commission’s recommendation will have to be approved by Troy City Council before it can be annexed, said City Planner Calvin Lott.

The commission also approved Kyle Ingalls’ request for final plat approval of a seven-lot subdivision at 1332 Henderson Highway. The board’s approval is pending a percolation test and approval by the Pike County Health Department.

No one was at the meeting to represent Wendy Ward’s request to replat 1.7 acres in the 1800 block of Henderson Highway, so the measure was carried over to the planning commission’s next meeting.
