Recently, Charleston Square Apartments in Troy was named the 2024 Development of the Year by CAHEC.

CAHEC is a community development organization that says that it strives to strengthen communities by providing affordable housing and supportive service initiatives to residents in the Southeast and Mid-Atlantic regions.

The CAHEC Development of the Year is given annually to a development that “successfully navigates an ambitious rehab with minimal disruption or increased rent cost for residents.”

In 2023, Charleston Square Apartments in Troy underwent a complete rehab and restoration of its property, which included new HVACs, new water heaters, a complete gutting and rehabbing of the apartment units, new parking lots and sidewalks, new roof shingles, window replacements, landscaping, new appliances, new security cameras, bike racks and a new playground. The restoration also included the community building, which now has new amenities like a computer center with free access to the Internet and a fitness gym.

“We have a mission with our portfolio to preserve our housing and keep it affordable and extend the affordability,” CAPNA Director of Real Estate Aron Boldog said. “What we did is what we call a complete gut rehab. We were able to rehab – full gut, comprehensive rehab – with very minimal rent increases. It was in very good shape before the rehab and now we’ve made it like new.”

The average rent increase for tenants was just $5 per month.

“Our tenants are your average hardworking people that work here in the Troy area,” Charleston Square Apartments Community Manager Robby Morrow said. “We also accept children here, so it’s more of a family operated property.”

Janet McCray is a substitute teacher in the area and a resident of Charleston Square Apartments.

“Compared to some other apartments that I’ve been in, where I am now, in Charleston Square, the rent is affordable, plus I can enjoy my nice comfortable apartment that has been renovated, everything is new,” McCray said.

Charleston Square Apartments is located at 150 W. Pike Street in Troy.
