Hot zoning issues on tap Thurs. afternoon

The Troy Zoning Board is expected to have its hands full Thursday afternoon.
The location of a Waffle House restaurant on Highway 231, the rezoning of a residential lot to a commercial lot for condominiums and platt approval for a 36-home subdivision off Spradley Drive all depend on approval from the board it its Thursday afternoon meeting.
Already being debated is the proposal for condominiums at the intersection of Highland Avenue and George Wallace Drive.
Game Day Center Southeast, an Auburn-based company, wants to build a high-rise condominium which would largely serve Troy State University athletic fans who come to town for games.
Game Day Center has condominiums in several southern college towns, but some residents of the Highland Avenue subdivision feel that the location of the commercial structure which would include a "bar and grill" would jeopardize the quality of their neighborhood, and consequently, could hurt the value of their homes.
The item was on the agenda of the Troy Zoning Board last month but was carried over at the request of Game Day Center Southeast.
The property in question is currently owned by Troy State University and is being sold to Game Day Center Southeast contingent upon approval of the zoning request. The property consists of a home and an empty lot.
The approval for Waffle House would allow the company to proceed with planned construction on Highway 231 near Britney’s Restuarant and in front of the old Wal-Mart Shopping Center.
Calvin Lott, city planner, said the proposed lot for Waffle House is already zoned for commercial use and project plans are being proposed in Thursday’s meeting.
Keith Watkins, a local attorney, is representing Waffle House at the meeting.
The third item on the agenda is platt approval of a 36-home subdivision off Spradley Drive. Subdivision plans call for the entrance to the subdivision to be connected to Spradley Drive by Gail Street, near the back of Spradley Drive, which is located in the Country Club subdivision. Spradley Drive would carry most of the proposed subdivision’s traffic to Highway 87.
In the past, there has been opposition to building subdivisions off Spradley Drive based on the argument that it was not built to handle a high traffic flow.
The subdivision is being planned by Kenny King of King United Realty. King will be represented at the Zoning Board meeting by Walter Stell, an engineer. King said he has an option to purchase the property from Joe Spradley if platt approval is granted.
